Four things that make a quote accurate

Check for water
A brook, a ditch, or ground that stays wet in spring within 30 metres of the work puts the job under provincial permit rules. Mention it when you write — it's far easier to plan around at the quote stage than to discover mid-job.
Find your pins
If nobody has located the property corners, that comes before clearing, not after. A surveyor does it, and it costs a fraction of putting right a line cleared into a neighbour's woods.
Talk to your builder
Working room around the foundation, where the spoil and topsoil go, and the week they want to start. Three questions, one phone call, and the quote you get back is one you can actually rely on.
